• MS gate is fabricated as per design selected.  Gate may include Shera board or other designer element.
• MS railing is provided for the external railing & balcony railing . It will be as per the design selected by client.

This proposal includes a luxurious elevation for your home. The elevation features can have stone cladding, fundermax, premium landscape & planter boxes, royale paint, glass railing, sandstone or similar cladding, CNC cut frames etc to make the home more luxurious. A budget of Rs 55/- per Sqt of floor area is allocated for elevation for this proposal.

• Any amount to be paid directly to BBMP/other approving bodies for liaison work needs to be paid directly by the client
• It is considered that the site is in road level for the costing of this package. If the ground level needs to be raised above 18″, it shall be charged for accordingly
• Hard rock or soft rock excavation, if it arises shall be charged for accordingly
• Buying new earth or sending existing earth for backfilling shall be charged on actual
• Basic price of Cement is considered at Rs. 320/- per bag & Steel is considered at Rs.50,000/- per MT. Any increase in these prices shall be charged accordingly
• Any work not mentioned within this package or outside the site boundaries shall be charged for accordingly
• One point of Electricity & water needs to be provided by the client free of cost to facilitate construction
• SBC of soil is considered at 180 KN/M^2 and depth of the foundation considered at 5 Feet, any increase in depth shall be charged accordingly on actuals upon site conditions.
• A specific area to construct labour and material shed needs to be provided by the client which is within 50 feet from the construction place.

• A customized payment schedule will be shared based on the project specifications.

• 1 Year complete construction guarantee and 10 years waterproofing warranty is given to client on Stamp paper
